Tenant Troubleshooting Guide


AFTER HOURS EMERGENCY 

SITUATION PLAN FOR TENANTS

An emergency is a serious, unexpected, or dangerous situation requiring immediate action. Any situation posing an immediate threat to your health, the environment, or that may cause further damage to the property if left unattended, is considered an emergency.


WHAT IS AN EMERGENCY EXAMPLE?

  • Burst water services/flooding
  • Broken hot water system
  • Blocked sewerage
  • Gas leaks
  • Serious roof leaks
  • Electrical faults causing damage or endangering lives
  • Lift faults (for apartment buildings)
  • Damage caused by storms, fire or flood

In the event of an emergency at your property please refer to the following emergency guide


BREAK IN, ROBBERY AND OR DAMAGE TO GLASS

  1. Contact the police on 000 or 131444 and file a report, you will need to obtain a police report number. If a police report number is not available to the landlord for insurance purposes, the tenant may be liable for the cost of the repair.
  2. Contact a Glazier. MPM recommend GT Glass 9581 6444 or Mandurah Glass 9581 2894. (after hours only)
  3. Please call Belinda on 0450 053 486 to report the problem. You can leave a Voice Message, text or email. Any time you are unsure of what to do please do call Belinda.


GAS HOT WATER SYSTEM IS NOT WORKING

  1. Check pilot light to see if it is on, if it is not on please re-light. If you don’t know how to do this please call Belinda 0450 053 486
  2. CONTACT PLUMBER- We recommend Dave McMile 0419 956 567
  3. Please call Belinda on 0450 053 486 to report the problem, you can leave a VM, text or email. Any time you are unsure of what to do please do call Belinda.


IF ITS AN ELECTRIC HOT WATER SYSTEM

  1. Check that all switches are turned to ON in the electrical meter box. If they are not switched on please switch them back on and check if the hot water system is now working.
  2. CONTACT ELECTRICIAN - We recommend Peel Electrical Services 9537 7519.


GAS LEAK/SMELL OF GAS

  1. CONTACT ALINTA GAS 131 352, they will give you instructions on what to do. If they’re unable to assist, see below.
  2. CONTACT PLUMBER- We recommend Dave McMile 0419 956 567


WATER LEAK-WATER IS BURSTING OUT

  1. Turn water off at mains, If leaking anywhere from the water meter please call 131 385.
  2. If burst anywhere from water meter back the property contact plumber- We recommend Dave McMile 0419 956 567. Please make sure it is not reticulation prior to doing so.


BLOCKED TOILET

If there is only one toilet on the property and it is unable to be used at all, please contact plumber- We recommend Dave McMile 0419 956 567

If there are 2 toilets, please use the only working toilet and report the problem to Belinda 0450 053 486.


FIRE

Call 000 and leave the house immediately.


LOCKED OUT OF THE HOUSE

If during office hours call Belinda 0450 053 486. Spare keys are available at the office. We require a bond of $150, returnable to you on our receipt of the spare keys. Loan keys must be returned same day, before the office closes.

If after hours or on weekends/holidays you will need to call a locksmith (95355951) to help you back into the property. You will be responsible for all costs.


STORM DAMAGE/FLOODING

Contact the State Emergency Service on 132500 for urgent assistance.


THE FOLLOWING ARE NOT CONSIDERED EMERGENCIES:

  • Blocked toilet (if there is more than one toilet at the property).
  • Stove or oven not working.
  • Blocked pipes, shower or sinks.
  • Hot water system going hot and cold.
  • Reticulation repairs.
  • Leaking taps.
  • Faulty TV reception/antenna problems.

These issues would of course require our prompt attention during normal working hours. Please report all such issues in writing to the office, either through our online Maintenance Request Form, or via email: Belinda@mandurahpm.com.au.
